  • Credit cards paid in full each month, and credit agencies show less than $200 balance on all the credit cards combined
  • Never foreclosed, bankrupt, nor late on any payments

  2. Specify what typical time frames you have for closing, from full application to closing
  3. Detailed list of expected fees, if possible, for the loan/mortgage itself and other closing costs (for title fees, recording fees and title insurance, you may list your best guestimates), if non-zero
  4. A confirmation of which of the “Mortgage Options Sought” (listed above) conditions you satisfy, and which ones you do not
  5. Guarantee that you will send me all paperwork (delivered to me) at least X business days prior to closing date so that I may have sufficient time to review those with my attorneys
  6. Let me know if you have a local presence, if any (local to XYZ County)
  7. Are your loans/mortgages assumable?
  8. Is it possible to add someone to my mortgage in the future without refinancing? (e.g. spouse)
  9. (Optional) Any pointers to authentic, trustworthy sources and testimonies to your services
  10. (Optional) Any other customers you have recently closed (MLS listing numbers are sufficient)
